How lenders decide what you can borrow

Most UK lenders start from an income multiple - commonly around 4.5x annual income - then apply an affordability stress test against your actual outgoings, credit commitments and a higher what-if-rates-rise interest rate. Two households on the same salary can be offered very different amounts depending on debts, dependants and spending.

  • Typical income multiple: 4-4.5x (some lenders stretch to 5-5.5x for higher earners or specific schemes).
  • Borrowing + deposit = your maximum purchase price.
  • The monthly payment shown uses a repayment mortgage over your chosen term.

Worked example

Household income 55,000 at 4.5x gives about 247,500 borrowing.

With a 40,000 deposit, that is a budget of about 287,500.

At 4.5% over 30 years the payment on 247,500 is about 1,254/month.

Frequently asked questions

Is the income multiple a guarantee?
No. It is a starting point. Your actual offer depends on a full affordability assessment including credit commitments, regular spending, dependants and the lender's stress test, so treat the result as an estimate.
Should I borrow the maximum?
Not necessarily. Borrowing less leaves headroom if rates rise or your circumstances change. Always sanity-check the monthly payment against your real budget, not just the maximum a lender will offer.
